Company Summary:
Dahabshiil Real Estate is the construction and Real Estate management arm of Dahabshiil Group, one of the leading and the fastest growing business group with interests in financial services, banking, Microfinance, Automotive, telecommunications, real estate, and energy & power sectors among others. The Group office, under the leadership of the Executive Vice Chairman plans to recruit Managing Director, Dahabshiil Real Estate who will be in charge of driving the overallcompany strategy, investment, development, administrative and projects of the Real estate Company.
General Position Summary:
The Group plans to expand its Real Estate Portfolio and looking for an experienced managing director in Real Estate Development to provide leadership and guidance on the Strategic Direction, Business & Operations of the Real Estate portfolio with the goal of achieving the Company’s principal objective(s) as defined by the Board, to manage the Real Estate Portfolio, oversee the acquisition of new real estate for the company. He/ she will manage the company’s real estate portfolio, find properties to develop, and engage in contract negotiation to acquire the property. The director will also negotiate the sale or lease of the company’s developments and contract the appropriate services to oversee daily maintenance. This is a senior management position and he /she will work in close collaboration with other executives to ensure the real estate development complements other aspects of the company’s strategies. The Managing Director reports to the Executive Vice Chairman.
Key Roles and Responsibilities:
i. The Managing Director will be responsible for driving the strategic objective of the Real Estate business in line with laid down policies and within the industry international standards;
ii. Responsible for defining the investment policy statement and investment management standard operating procedure in line with broad-based Board policy.
iii. As leader of the team, the appointee will work with clients to develop appropriate financial & investment priorities, risk management framework, and de-risking of portfolios, as appropriate.
iv. responsible for all operational activities across the region and have sign off and input to all pre-contract negotiations and projects;
v. Prepare the development and operational business plans (including market research, due diligence reports, financial analysis, investment strategy, anchors strategy, pricing, sale and lease strategy, risk register and exit strategy) of the real estate projects.
vi. Grow asset portfolio as determined by the Board.
vii. Drivestrategicinitiativestoachievecompanyvisionandbusinessobjectivesandfacilitatecascadingandalignment ofthestrategicobjectivesacrossallfunctions;
viii. Lead the development of an effective and efficient team management at the company, by providing best-in-class corporate management to the headquarters and the regions, adhering to international standards, documented policies, processes and procedures and aiming at meeting the KPI targets;
ix. DriveperformanceofthecompanyandsupportDahabshiil Groupboardinmonitoringshort-andlong-term performance;
x. Contribute to defining a vision for the development of real estate to optimize mission impact and revenue generation
xi. Create financial models to support development options and plans
xii. Coordinate real estate development analyses, including feasibility studies, environmental impact reviews, title reviews, land use restrictions, tax issues, and related reviews;
xiii. Manage the timely execution of projects from initiation through completion and marketing of the projects
xiv. Monitors contractors’ work for compliance with schedule, budget, quality, safety, and overall conformance with the contract documents;
xv. Manage multiple projects and coordinate interactions with counterparties, consultants, advisors, lawyers, and other outside parties;
xvi. Prepare presentations and materials for senior management and committee review
xvii. Present projects/investments to the board for review and approval
In coordination with other internal groups, monitor existing investments portfolios;
xviii. Acts effectively as part of the Dahabshiil Real Estate’s Senior Management Team and works together towards achieving the Company’s overall goals;
xix. Efficiently manage team and resources towards profits and be responsible for building and sustaining client – business relationships to create potential business opportunities and ultimately increase income generation for the Organization;
xx. Supervise the business development team to ensure that investment portfolios are appropriately structured to meet clients’ objective;
xxi. Produce consolidated high level executive reports, showing a clear picture of the entirety of the works within the real estate portfolio, recommending the strategy, and highlighting all critical issues, recommending actions and measures.
xxii. Conduct him/herself both professionally and personally in such a manner as to bring credit to Dahabshiil Group and in no way jeopardize group commercial efforts and brand image;
xxiii. Assist in any other task or duty assigned by the Supervisor and Board.
Knowledge and Experience:
i. Master’s Degree in Urban Planning, Real Estate Development, Architecture, Business or related field from a reputable university with sufficient experience to provide strong leadership in property management practices and techniques.
ii. 10-plus years of experience working in real estate development, neighbourhood revitalization,city planning, or related field
iii. A minimum of 5 years managerial level experience at a property management department
iv. Demonstrated experience with managing housing and/or commercial development projects from concept to completion, including tenant lease-up and management
v. Previous experience managing a medium to large level real estate company
vi. Proven expertise in real estate development management, program management, financial analysis, property appraisals, business analysis, financial modelling & real estate market dynamics.
vii. Demonstrated experience working through city and state municipal processes and working with community stakeholders
viii. Enough knowledge in project management skills
ix. Strongknowledgeofpropertymanagementandtenant/landlordpractices,laws, rules and regulations.
x. Experience in managing Housing Projects Development and other related civil works;
xi. Resolves field construction problems in coordination with engineering staff, third parties, and other agencies as necessary.
xii. Project budgeting and creation of development and operating proformas
xiii. Ability to read and interpret market analyses, feasibility studies, master plans, construction documents, and leases
xiv. Strong familiarity with governmental processes and procedures related to real estate planning and development
xv. Candidate should have experience in partnering with an executive team, and a high level of written and oral communication skills.
xvi. Excellent command of English a must; fluency in Somali would be an advantage (but not must).

Reports Directly to: Executive Vice Chairman
Works Directly With: Board Dahabshiil group, Senior Management, Contractors, clients, Finance Director, HR Director, Community and Government Representatives and Regulators in the Real Estate Industry.

Environmental Conditions
This position is based in Hargeisa, Somaliland and is unaccompanied. Travel within Somaliland, Somalia, Kenya and Ethiopia is required to support all offices and group’s projects. This position is eligible for very completive salary package and other benefits as per our Human Resource policy.
