Dahabshiil Real Estate is the construction and Real Estate management arm of Dahabshiil Group, one of the leading and the fastest growing business group with interests in financial services, banking, Microfinance, Automotive, telecommunications, real estate, and energy & power sectors among others. The Dahabshiil Real Estate, under the leadership of the Chief Executive Officer plans to recruit Projects and Contracts Management Manager, Dahabshiil Real Estate who will be in charge of real estate company projects and act as liaisof the Real estate Company.

General Position Summary:

Projects and Contracts Management Manager will carry out all contract management activities for Dahabshiil Real Estate (DRE) projects/programs including setting expected performance standards, conducting technical contract monitoring, documentation and reporting on satisfactory fulfilment of contractual obligations, and advising on contract amendments, cancellation, and authorization of invoice acceptance and payments, and ensuring transparency and accountability of processes through proper record-keeping. In addition to managing the contracts, the Manager is expected to build capacity of existing DRE officials through hands on training on contract management. The position holder will report to the CEO, Dahabshil Real Estate. .

Key Roles and Responsibilities:

i. Ensure the organization's internal contract documents are accurate and well maintained;

ii. Conduct field visits to project sites per to assess both technical, administrative and financial processes and implementation progress of the contract by the contracted agency and discuss and document project strengths and challenges

iii. Act as the focal point and liaison between for the contracting Dahabshiil Real Estate and contracted agency ; facilitate the resolution of challenges faced during implementation if and when they are within the power of the contracting agency to address; keep written records of discussions and outcomes of intervention,

iv. Take the lead in the preparation of a template/checklist to standardize quarterly and annual progress review meetings with contracted agencies, assessing technical and financial reporting, progress towards indicators, and overall performance

v. Organize and conduct [quarterly] progress review meetings with the contracted agencies

vi. Meet with Contractors to discuss both legal and business matters, ensure all formal and informal meetings and discussions with the contracted agency are minuted and records are filed properly.

vii. Provide advice and guidance to the different teams relating to contract generation

viii. Maintain excellent working relationships with Contractors to ensure smooth operations

ix. Create, prepare, review and edit all contracts, Draft and revise a variety of contracts with customers

x. Conduct performance management missions to monitor the work and performance of the contractors at central and state level, looking into all aspects of contract implementation

xi. Provide support and advice on new potential businesses opportunities

xii. Identify opportunities to improve business processes and devise plans to implement these changes

xiii. Oversee, manage and direct construction projects from beginning to end

xiv. Prepare internal and external reports pertaining to job status

xv. Plan ahead to prevent problems and resolve any emerging ones

xvi. Monitor and guide compliance with building and safety regulations

xvii. Train and give feedback to construction workers and subcontractors

xviii. Ensure tools, materials and equipment and manage and mitigate risks

xix. Always ensure quality construction standards

xx. Produce consolidated high level executive reports, showing a clear picture of the entirety of the works within the real estate portfolio, recommending the strategy, and highlighting all critical issues, recommending actions and measures.

xxi. Conduct him/herself both professionally and personally in such a manner as to bring credit to Dahabshiil Group and in no way jeopardize group commercial efforts and brand image;

xxii. Assist in any other task or duty assigned by the Supervisor

Knowledge and Experience:

i. Master’s Degree in Urban Planning, Real Estate Development, Architecture, and management discipline such as business administration or public administrationrelated field from a reputable university with sufficient experience to provide strong leadership in property management practices and techniques.

ii. 7-plus years of experience working in contract management in real estate projects

iii. A minimum of 3 years managerial level experience at a contract management of multiple projects

iv. Demonstrated experience working through city and state municipal processes and working with community stakeholders

v. Enough knowledge in project management skills

vi. Strongknowledgeofpropertyconstruction quality control standards and procedures

vii. Experience in project evaluation/monitoring and other related civil works;

viii. Resolves field construction problems in coordination with engineering staff, third parties, and other agencies as necessary.

ix. Project budgeting and creation of development and operating preform as

x. Ability to read and interpret market analyses, feasibility studies, master plans, construction documents, and leases

xi. Strong familiarity with governmental processes and procedures related to real estate planning and development

xii. Candidate should have experience in partnering with an executive team, and a high level of written and oral communication skills.

xiii. Excellent command of English a must; fluency in Somali would be an advantage (but not must).

xiv. Demonstrate a solid understanding of legal terminology

xv. Comfortable working as part of a multidimensional team

xvi. Exemplify a strong attention to detail

xvii. Possesses superior organizational skills and the ability to manage multiple projects with shifting deadlines

xviii. Must have strong computer skills and knowledge of common programs such as Microsoft Office and G Suite

xix. Previous experience working with contract regulations the related laws is strongly preferred

xx. Must possess excellent written and oral communication skills

xxi. Capable of professionally managing confidential information

xxii. Exemplify creative problem-solving abilities

Environmental Conditions

This position is based in Hargeisa, Somaliland and is unaccompanied. Travel within Somaliland, Somalia, Kenya and Ethiopia is required to support all offices and group’s projects. This position is eligible for very completive salary package and other benefits as per our Human Resource policy.
